Why Pacific Outdoor Living

Designed Right. Built Right. Coordinated From Start to Finish.

Simi Valley landscapes deserve more than generic improvement. They need a plan that respects the site, mature nature, biodiversity, and the practical realities of construction.

Permitting Help Built In

Simi Valley projects run through the City of Simi Valley and Ventura County Fire, not Los Angeles, and slope, drainage, and setback review can look different from what a homeowner expects after comparing notes with a neighbor across the county line. Our permitting department works directly with the city so approvals do not stall the schedule.

Wholesale Material Advantages

We source through long-standing supplier relationships and pass our wholesale material discounts through to you instead of treating them as an upsell. You can visit our showroom to compare pavers, stone, and tile in person before final selections are made.

One Coordinated Process

Design, materials, budget, scheduling, permits, planting, and construction stay connected from first measurements to final walkthrough, so a full backyard remodel comes together as one project instead of a string of separate contractors.

Designing for Simi Valley

What to Consider When Planning a Simi Valley Outdoor Space

Heat, Wind, and a City Built for Backyards

Simi Valley is the largest single detached-home market Pacific Outdoor Living serves in Ventura County. Census figures put owner-occupancy at nearly 73 percent across roughly 44,000 households, and that kind of long-term ownership is exactly the profile that invests in a real backyard rather than a quick patch.

The climate is the design problem to solve first. Sitting in its own valley behind the Santa Susana Mountains, Simi Valley runs hotter and drier than much of the San Fernando Valley next door, and the Santa Susana Pass funnels strong Santa Ana winds straight through town during fire season, the same pass that carried the 2019 Easy Fire toward the Reagan Library. Shade, orientation, and defensible planting are not optional extras here.

Housing stock ranges from 1960s and 70s ranch and split-level tracts on the valley floor to the newer golf-course lots of Wood Ranch along the southern hills. Both call for a design that holds up to sun, wind, and, on the hillside edges, fire exposure, without feeling like a compromise.

Designing for Simi Valley

Heat, Wind, and Fire-Wise Design Across the Valley

Simi Valley's inland position, hillside edges, and the wind-exposed pass through the Santa Susana Mountains shape every outdoor project here, whatever the neighborhood.

Built for Triple-Digit Summers

Shade structures, orientation, and pool placement are decided against the sun path, not the furniture plan. A backyard with no relief at four in the afternoon in August does not get used, however nice the design looks in a rendering.

02

Fire-Wise Design Where the Valley Meets the Hills

Ventura County's 2025 Fire Hazard Severity Zone update raised the mapped Very High zone in Simi Valley significantly, concentrated along the hillside edges rather than the valley floor. Wood Ranch itself is mostly rated Moderate, but the 2019 Easy Fire showed how quickly wind-driven fire can move through the pass. We plan defensible space and fire-wise planting for any lot that backs to open hillside.

Designing for Wind

The Santa Susana Pass is a genuine wind corridor, and Santa Ana events move through it harder than they do most of the San Fernando Valley. Structures, screening, and even plant staking get specified with that in mind rather than assuming a calm California afternoon.

A City of Long-Term Homeowners

With owner-occupancy near 73 percent, Simi Valley households tend to stay put for years, not flip and move. That makes a complete, durable remodel, rather than a surface-level patch, the better investment for most of the properties we see here.

Local FAQs

Questions About Planning a Project in Simi Valley

Does Pacific Outdoor Living serve Simi Valley?

Yes. Simi Valley is within our service region and permits run through the City of Simi Valley and Ventura County Fire rather than Los Angeles. Use the address checker on this page to confirm coverage for your exact property.

Is my property in a Very High Fire Hazard Severity Zone?

It depends on where in the valley you are. Ventura County's 2025 map update significantly increased the mapped Very High zone in Simi Valley, mostly along the hillside edges rather than the valley floor, while a golf-course community like Wood Ranch is largely rated Moderate. We check your specific parcel during the Site Analysis and design planting and hardscape to match.

What plants hold up best in Simi Valley heat and wind?

Drought-tolerant, wind-tolerant species do best here: westringia, rosemary, sages, ceanothus, ornamental grasses, and olive all read as full and green on drip irrigation while shrugging off Santa Ana conditions. On hillside lots we lean further toward fire-wise natives close to the house.

What does a complete backyard remodel cost in Simi Valley?

Cost depends on scope: a pool and patio project is a different investment than a full remodel with an outdoor kitchen, structures, lighting, and planting. A consultation and Site Analysis are the fastest way to get numbers specific to your property. Learn About Financing Options
